Supplemental Mold and Indoor Air Quality Services
R.E.I. Home Inspections offers mold and indoor air quality (IAQ) testing services as a supplemental service when conditions warrant or when additional information is requested.
Testing is designed to help clients better understand indoor environmental conditions, particularly where moisture intrusion, staining, odors, or prior water events are present.

When Mold or IAQ Testing May Be Appropriate
Mold or indoor air quality testing may be considered when:
• Visible microbial growth is observed
• Moisture intrusion or elevated humidity conditions are present
• Musty or unusual odors are noted
• There is a history of water intrusion or flooding
• Additional information is requested by the client or lender
Testing is not automatically recommended for every property and is offered based on observed conditions or client preference.

What Mold Testing Involves
Mold testing may include:
• Air sampling
• Surface sampling (when applicable)
• Comparison of indoor and outdoor air samples
Samples are analyzed by an independent laboratory, and results are provided in a written laboratory report.
Testing helps identify types and concentrations of mold spores present at the time of sampling. Results are interpreted in context with observed conditions and moisture sources.

What Indoor Air Quality Testing Involves
Indoor air quality testing may be used to evaluate:
• General indoor air conditions
• Potential environmental contributors related to moisture or ventilation
• Airborne particulates associated with building conditions
IAQ testing provides data, not diagnoses, and should be considered one component of a broader understanding of the property.

To avoid misunderstanding, mold and IAQ testing:

Does not diagnose health conditions

Does not guarantee the absence of mold elsewhere in the building

Reflects conditions only at the time of sampling
Environmental conditions can change over time, and results should be considered informational rather than absolute.

Mold Testing vs. a Home Inspection
Mold and IAQ testing is separate from a home inspection.
A home inspection includes:
• Visual evaluation for signs of moisture or microbial growth
• Identification of conditions that may contribute to mold
Mold testing provides additional data but does not replace the visual and systems-based evaluation performed during an inspection.

When elevated results are identified, corrective actions typically focus on addressing moisture sources, not simply surface treatment.
