A Diagnostic Tool Used During Inspections
R.E.I. Home Inspections utilizes infrared thermal imaging as a diagnostic tool to assist in evaluating certain conditions during an inspection when circumstances are appropriate.
Thermal imaging is not a separate service and is not performed on every inspection. It is one of several tools we may use to help identify conditions that are not always visible during a standard visual inspection.
⸻
What Thermal Imaging Can Help Identify
When conditions allow, infrared thermal imaging may help identify:
• Moisture intrusion not visible to the naked eye
• Insulation deficiencies or missing insulation
• Air leakage and heat loss
• Temperature anomalies in building components
• Overheating or stressed electrical components
Thermal imaging can help direct attention to areas that may warrant closer evaluation, but it does not diagnose the cause of a condition by itself.
⸻
How Thermal Imaging Is Used
Thermal imaging is used in conjunction with a visual inspection, not as a replacement.
Any thermal anomalies observed are:
• Interpreted in context
• Verified visually when possible
• Correlated with moisture, building conditions, or system operation
Findings are documented only when they are supported by observable evidence.
⸻
Important Limitations
To ensure proper expectations, infrared thermal imaging:
•
Is not X-ray vision
•
Does not see through walls or materials
•
Does not identify every concealed condition
•
Does not guarantee the presence or absence of moisture, defects, or failures
•
Is affected by environmental conditions at the time of inspection
Thermal imaging reflects surface temperature differences only and is influenced by weather, interior conditions, and system operation.
⸻
Thermal Imaging Is Not a Standalone Service
R.E.I. Home Inspections does not offer thermal imaging as a standalone or add-on service.
It is used at the inspector’s discretion as part of a comprehensive inspection process when it adds value and reliable information.
⸻
Why We Use Thermal Imaging
Thermal imaging is one of several tools we use to:
• Improve accuracy
• Reduce guesswork
• Support observed conditions
• Enhance documentation when appropriate
It is part of our commitment to using practical tools and professional judgment, rather than relying on any single method or device.
⸻
Clear Reporting
When thermal imaging is used and relevant findings are identified, they are:
• Clearly explained in the report
• Documented with supporting images when applicable
• Placed in proper context with other observations
Our goal is clarity, not speculation.
