Our maintenance checks provide a professional visit with photo documentation and a clear status summary so you can feel confident your cabin is secure, dry, and functioning.
This service is maintenance-focused and is not a home inspection. It is designed for ongoing ownership and vacancy periods.

- Basic operational checks (as applicable): heat status, water pressure/visible leaks, water heater status, sump pump operation (if present), and general electrical condition
- Photo documentation
- Property status summary (clear, simple, and maintenance-focused)
Optional Caretaker Tasks (By Request)
These are popular with seasonal owners and can be added as needed:
- Replace furnace filter (client supplies or billed separately)
- Add RV antifreeze to traps (seasonal use)
- Adjust thermostat settings
- Turn water on/off (as requested)
- Reset breakers / confirm power status
- Check propane level (visual gauge only)
- Lock-up confirmation and photos
Scheduling & Service Areas
To keep travel efficient and costs reasonable, this service is scheduled by geographic route days (similar to other rural service providers). This allows consistent service to lake and cabin areas while controlling travel time.
If you need a single standalone visit outside scheduled routes, a minimum service charge applies due to travel time.
Pricing
Route Day Service (Scheduled Area Visits): $175 per property
Includes the maintenance check, photo documentation, and a property status summary.
Single Property Minimum Trip (Outside Route Days): $450 minimum
Reserved half-day service block due to travel time.

Bronze Plan – $499/year
- Spring open-up visit
- Fall shut-down visit
Silver Plan – $899/year
- Quarterly visits (4 per year)
Gold Plan – $1,499/year
- Monthly winter visits
- Priority scheduling
